Whether a business needs a City of Valdosta license or a Lowndes County occupation tax certificate depends on where it sits, and a Valdosta, GA mailing address does not settle that. Starway Business Loans, a small-business funding broker in Valdosta, GA, explains how to check jurisdiction and why renewal dates matter in a funding review. Fees and rules come from official sources.
A mailing address is not a city limit
Valdosta's land is spread over several ZIP codes: 45.8 percent in ZIP 31601, 34.7 percent in 31602 and 18.7 percent in 31605, with slivers in 31606 and 31698. Yet the city covers only about 10 percent of ZIP 31601, 31 percent of 31602 and 14 percent of 31605 (U.S. Census Bureau, 2020 ZCTA-to-place relationship file). Much of the land with a Valdosta, GA mailing address lies outside the city.
So the first job is to confirm whether your business address is inside the City of Valdosta or in unincorporated Lowndes County. That answer decides which government's license or occupation tax rules you follow.
Other cities inside Lowndes County, GA
Lowndes County also contains the cities of Remerton, Hahira and Lake Park and the town of Dasher. Remerton sits about two miles from our McKey Street address and shares ZIP codes 31601 and 31602, so a business there can easily be mistaken for a Valdosta business. Each of these is its own municipality.
How to confirm your jurisdiction
- Look up the property on the official city or county site: the City of Valdosta (valdostacity.com) or Lowndes County (lowndescounty.com).
- If still unsure, ask the city's or county's licensing office directly and keep the answer in writing.
- Note the jurisdiction on your funding checklist so the license you show matches the address on your statements.
Fees, forms and deadlines
Fees, application forms, renewal deadlines and penalties are set by the city and the county and change over time. We do not restate them. Use the official sites listed above, and ask counsel about anything that affects how your business is organized.
Why renewal dates matter to lending partners
A partner reviewing a file wants evidence that the business is allowed to operate where it says it does. A certificate that expired last month, or one that renews in the middle of the review, can pause the file while the partner waits for the new one.
- Keep a copy of the current certificate and the renewal receipt together.
- Diary the renewal date and renew before you request funding if it falls within the next few weeks.
- Check that the name on the certificate matches the name on the bank account and tax return.
- If you moved, make sure the certificate reflects the new address and the right jurisdiction.
Your local paperwork checklist
- The current license or occupation tax certificate, with its issue and expiry dates.
- The renewal receipt or confirmation, if the certificate renewed recently.
- Proof of the business address: a lease, deed or utility bill in the business name.
- Any trade name record, if the license shows a name other than your legal name.
- For contractors and practices, any professional or trade license held by the owner, kept with the local certificate.
Partners do not all ask for every item. Having them together means you can answer whichever ones they do ask for right away, rather than starting a search while the review waits. A file that answers questions on the first request tends to move through review with fewer pauses.
Home-based and mobile businesses
Not every business has a storefront. The county counted 9,759 businesses with no paid employees in 2024 (U.S. Census Bureau, Nonemployer Statistics 2024), and an owner working from home or a service vehicle faces the same jurisdiction question as a shop: the address you register is what decides which office you deal with.
When you are opening, moving or expanding
A new location brings a fresh license question as well as a funding one. If you are moving from unincorporated Lowndes County into the city, or the other way, expect to deal with a different office. Settle the license before signing a lease where possible; partners financing a build-out commonly ask whether the space can legally be used for the business planned.
